The modest development and growth of Portuguese organizations

may thus reflect the proximity of Mississauga’s and Laval’s Portuguese communities to Little Portugal/Petit Portugal in the urban cores of Toronto
and Montreal respectively. This being said, however, there are
already signs that other Portuguese "colonies" are growing in the suburbs of Toronto (e.g., Mississauga) and Montreal (e.g., Laval), thus contributing to a new stage in the "life-cycle"
of the Portuguese communities in Canada. 19The fact that these two groups
of respondents are highly satisfied with their housing conditions does not mean that
they did not try to upgrade their new dwellings. Despite the lack of
research on the Canadian ethnic real estate industry, we can speculate that this
tendency of Portuguese homebuyers - namely their heavy reliance on real estate agents of the same cultural
background - may not be unique to the Portuguese group.

Portuguese agents know how important Portuguese clients are
for the success of their businesses. This preference for Portuguese real estate agents may help to consolidate a distinctive ethnic real estate business as a part of a Portuguese ethnic economy in both Toronto and
Montreal.
